Reference Management

We arrange the referencing of the tenants and ensure the correct ID/Visas are obtained.

Deposit Registration

We will ensure the deposit is protected within a government approved deposit protection scheme

Tenancy Agreements

The tenancy agreement will be drawn up in line with the agreed offer, this will be sent out to both parties for electronic signing.

Inventory Management

We will arrange for an inventory clerk to carry out these tasks

Move-in Money

The initial rental, fees and deposit monies will be collected by us via our client account.

Legal Notice

At the start of the tenancy we ensure the property is compliant with the most recent legislation, including checking/arranging for a gas safety certificate, checking smoke and CO alarms, and legionnaires testing.

At the end of the tenancy, we will agree how the deposit will be repaid and if necessary, reach an agreement as to the amount of the deposit to be repaid taking into account fair wear and tear.

Contractor Payments

End of Tenancy

Should the tenant or landlord wish to end the tenancy your portfolio manager will take care of everything form serve notices of possession to organising the ten of tenancy inspection.

Legal Compliance

Throughout the tenancy we ensure the property is compliant with the most recent legislation, including checking/arranging for a gas safety certificate, checking smoke and CO alarms, and legionnaires testing.

We will arrange for all maintenance issues to be addressed with either your preferred contractors or our network of trusted contractors.

Your portfolio manager will be the main point of contact for all queries, they will keep all parties updated until the query is closed

Inspections

We carry out regular, thorough property inspections at every visit to create an in-depth inspection report. Each report provides both landlord and tenant with a regular, accurate record of the property's condition, giving reassurance all and helping reduce the risk of disputes at a later date.

Renewals

We will negotiate the terms of the renewal, issue the documents and send them out to both parties for electronic signature.

Client Accounts

 

This service is usually connected to our Pre-Tenancy Administration, the Client Accounts service is for those who what us to collect the rent every month, leaving them to take care of the day-to-day management of the property, including any tenant enquiries.

Rent Collection

The rental will be collected and paid into our fully protected client account.

Landlord Payments

Once the rent is collected we process landlord payments (daily) and rental statement is issued showing all agreed deductions.

Contractor Payments

All contractor invoices will be managed by our team,  landlords will be provided with receipts as well as showing on monthly rental statements as an expense.

Landlord Statements

Issued monthly as part of the rental payment process. Your statement shows charges and all the payments. We can also provide annual statements which helps landlords with their tax returns (this is an additional service)

Commission Payments

Once the rent is collected we process agent commission payments (daily) a monthly statement is issued showing all income.

Bank Reconciliations

Monthly bank reconciliation is completed, if requested a summary statement can be produced. The statement outlines the deposits, withdrawals and other activities affecting a bank account for a specific period.

Deposit Releases

At the end of the tenancy, once all parties agree how the deposit will be repaid we will process the deposit release

Non Resident Landlord

We ensure that Non-Resident Landlords (NRL) comply NRL scheme which sets rules around tax.

Rent Arrears Control

If a tenant falls into arrears we will follow our detailed rent control procedures and provide daily updates.
